Flexible Access Solutions for the Smart Living Concepts of THE FLAG with SAFE-O-TRONIC® access
Modern hospitality concepts require sustainable solutions. SAG made a compelling case with its access solutions for the requirements profile of the innovative THE FLAG apartment hotel. The current product portfolio of SAG meets the high standards for design and “intelligent living space” for professionals and students in many ways while ensuring convenient administration. Besides the main entrance and rooms to the doors of the apartments, also functional rooms, access balconies and the underground parking garage are integrated into one holistic access solution.
THE FLAG is an innovative hotel concept that has established itself as one that is unsurpassed in this form in Germany. Divided into two target groups, THE FLAG offers so-called “Serviced Apartments” for professionals and, as the extravagant alternative to dorm rooms, “Student Apartments”. The divisions THE FLAG Business and THE FLAG Campus altogether provide slightly more than 2000 residential units at 8 locations in the cities of Frankfurt, Trier, Münster, Zurich, and Munich for rent over the short and medium term. Since May 2016, 1,100 electronic SAFE-O-TRONIC® access door fittings with temporary guest code and do-not-disturb functions have already been taken into operation.

Comfortable living for a fixed term in THE FLAG MUNICH
The modern exterior and interior architecture of THE FLAG with its stylish equipment and lively colour and light design was created with a love for detail to convey a sophisticated atmosphere and a feeling of “home” to each guest. International painters and photographers set interesting highlights, amplifying the exclusivity of these buildings even more with their works of art. Apartments with top-of-the-line equipment cover the entire spectrum of Business Single Apartments to the generous penthouse exclusive junior suite at a steadily high standard. Particular value was placed on quality and premium workmanship for the furnishings. That the aim was to live up to the hotel’s own claim of “smart living for a fixed period without compromises” also where the equipment and functionality of the locking solution is concerned surely helped select SAG as the partner for planning and installing the locking system of the serviced apartments for professionals in the business metropolis of Munich.
The Moosach district, which is located near the city centre, is the perfect setting here for professionals from all around the world, who want to make the most of the their stay in the city for a limited time. The trendy Olympia Park, many restaurants and a strong cultural offer are just a few minutes away on foot. This is an offer that is very popular among local businesspeople and expatriates. It is possible to rent the apartments one day at a time – the rental terms can be chosen completely flexibly. Most of the primarily international guests, however, book longer stays over several months. For them, THE FLAG MUNICH has a choice of fully furnished apartments in its portfolio with sizes between 23 and 43 sqm. All ancillary costs and a professional weekly cleaning service are included in the price as well as the convenient use of the fitness studio in the building. Parking spaces in the underground garage can be added on request.

“Smart Living” meets “Smart Locking”
So that the 333 apartments are accessible at all times for their tenants, a flexible locking solution was requested by the operator. The fixings can be operated using both PIN codes as well as RFID cards. As an “emergency” option for the operator, the apartments can also be opened at any time using a mechanical cylinder. This way, access can always be assured using either one of the two variants. The RFID technology has been tried and proven for apartments of short-term guests, while the optimal solution for long-term guests was found to be the PIN code.
The temporary guest code of SAG, for which a patent application has been filed, offers a wide range of possibilities to control access for the guests. For example, access rights can be assigned precise to the point for certain time intervals – a feature that is simply made for complex facilities with high fluctuation rates. In combination with a front office system, the temporary guest code can be transmitted directly during the check-in to the guest, for example, via email or instant text message. This way, trend solutions such as mobile check-in are supported in the ideal way. Even if the entrance area is equipped with the corresponding scanners, this innovative PIN code solution permits individual access to the building and residential units at any time – entirely without involving the reception desk and fully integrated in the building’s front office system.
What was important for Oliver Elsässer, Operations Manager, THE FLAG MUNICH, was to be able to assign access codes also over a longer period of up to 90 days, which could be implemented easily with the SAG LockManager software. Overall, 323 SAFE-O-TRONIC® access DS 400 with temporary guest code were installed on the apartment and room doors. The electronic door fittings with 2-in-1 locking convenience can be used both with a PIN code (for long-term guests) as well as with a RFID card (for short-term guests). So that the guests can feel like in their own four walls, at all times safe and undisturbed, the practical do-not-disturb feature prevents unwanted entry, e.g. of service staff. Access to the building, underground garage, access balconies in the outdoor area and other functions rooms is organised by overall 19 SAFE-O-TRONIC® access TS 400 terminals.
